On August 29th, Mitsui Fudosan Residential unveiled the fourth installment of their senior residence brand Park Wellstate.
The new facility, Park Wellstate Makuhari Bay Park (Mihama Ward, Chiba City), is the largest in the series with a total of 617 rooms.
Thanks to its excellent transportation links and proximity to commercial areas, the facility is attracting significant interest, particularly among active seniors.

Located an 18-minute walk from JR Keiyo Line's Kaihin Makuhari Station, the facility is situated within the Makuhari Bay Park mixed-use development area and spans a site of approximately 20,000 square meters.
The building is a 28-story, reinforced concrete tower with some steel sections, featuring a mid-story seismic isolation structure.

The development also includes a 4-story low-rise building and a single-story common building, with a total floor area of approximately 49,000 square meters.
To accommodate residents traveling to Tokyo or nearby commercial facilities, a shuttle bus will operate between the facility and the station at a frequency of about one bus per hour.
A standout feature of this development is its extensive green space, the largest in the brand, covering 6,600 square meters.
The facility includes ten exclusive gardens for residents, such as a rooftop garden, a courtyard, and a dining terrace, with over 2,400 medium-to-large trees planted.
The exterior spaces will also be open to the public.
The common building offers a wide range of shared amenities, including a garden spa, piano room, karaoke room, barbershop, garden dining, and a garden bar. The tower building features a sky-view lounge and sky living room.

The facility supports residents with a combination of care services provided in partnership with a social welfare corporation and daily health management through an on-site clinic.
The general rooms for independently abled residents are on the 2nd to 28th floors of the tower, while rooms for those needing nursing are in the low-rise annex building.
There are 534 general units, ranging from 42 to 71 square meters in floor area, each accommodating up to two people.
The 83 nursing care units are 22 to 23 square meters, each accommodating one person.
Each room is equipped with an emergency call button in the living area, bathroom, and toilet.
The washroom is wheelchair accessible, and the rooms, toilets, and bathrooms have sliding doors.
A card key system at the entrance confirms occupancy, and if the resident does not use the toilet for 12 hours, staff will check on them. There is also a system to monitor residents' movements at the elevator hall.
The entry fee for a 1LDK (53 square meters) unit, based on a 75-year-old resident, is 51.12 million yen, or 44.3 million yen for a 78-year-old. Note these are not sales prices as none of the units are available for sale.

Monthly payments are 284,000 yen and of this, common service fees and basic meal charges amount to 207,300 yen of the total.
Since the launch of the facility's website in November 2022, the property has garnered 4,700 inquiries.
The model room opened in April 2023, and applications began in June, with 185 applications already received.

Currently, 65% of the resident applicants are from Chiba Prefecture, and 23% are from Tokyo.
Many have relocated from nearby areas such as Makuhari Bay Park or Makuhari Baytown.
The average resident applicant age is 80.3 years, with a male-to-female ratio of 4:6.
The facility aims to achieve full occupancy within the next five years.
Looking ahead, the Park Wellstate brand will launch its flagship property, Parkwell State Nishi-Azabu (Minato Ward, Tokyo, 400 rooms), in October 2024, as well as its first property in Kanagawa Prefecture, Parkwell State Shonan Fujisawa SST (Fujisawa City, Kanagawa, 566 rooms).
This new project brings the Park Wellstate brand to six properties and 2,591 units.
