Over 10,000 buyer inquiries since September for new Nakano station condo development

Mitsui Fudosan Residential and Mitsui Fudosan unveiled the model rooms of the condominiums Park City Nakano The Tower Airz and Park City Nakano The Tower Breeze to the press on April 23rd.

These twin tower condominiums, set to connect to JR Nakano station via a pedestrian deck, are part of a large-scale redevelopment project around the station, where 11 other redevelopment projects are currently underway.  


The development has generated over 10,000 buyer inquiries since the launch of the project web site in September, 2023.

Located in a newly developed area of approximately 2 hectares, these properties are part of the Kakoicho Higashi District Category 1 Urban Redevelopment Project, in which both companies participate as joint association members.  


A 6 to 8 minute walk from Nakano station, the two projects will offer greater accessibility when the pedestrian deck and the north-south free passage on the west side are completed, reducing the walk to a mere 4-5 minutes.  


The area, previously populated with detached houses, underwent a 15-year process of rights adjustment involving over 100 landowners.

Airz, situated closest to the station, will feature a steel-frame reinforced concrete, and reinforced concrete intermediate seismic structure, with 24 floors above ground and 2 floors below ground.  


Breeze will be constructed primarily of reinforced concrete, with some steel-frame construction, and will have 20 floors above ground and 1 floor below ground.  


Offering 105 types of unit ranging from 1DK to 4LDK, with floor areas of approximately 30 to 125 square meters, Airz will have 21 units of a 1DK layout, 1 unit of 1LDK layout, 46 units of 2LDK, and 154 units of 3LDK.  


Additionally, Airz will offer 17 premium units on the 23rd and 24th floors.  


Breeze will offer a similar number of units and layouts as Airz, with 4LDK units also available.

Common areas will include a library lounge, party room, fitness room, rooftop terrace, and family lounge.  


Completion is scheduled for late December 2025.

Sales of the first phase of 80 units are scheduled to start in mid-July 2024, targeting 2LDK and 3LDK units in Airz with floor areas of approximately 54 to 125 square meters, including 8 premium plans.  


Prices are expected to range from around 120 million yen to 400 million yen, with a price per tsubo ranging from 7 million to 7.5 million yen.  


The primary demographic of inquiries are families and DINKS (Double Income No Kids) in their 30s and 40s, with only 15% of residents from Nakano Ward, with most inquiries coming from across Japan and overseas. 


The sales schedule for Breeze is yet to be determined.
