Parking spaces ranked most desired by Japanese real estate buyers according to AtHome

AtHome, a Japan based property portal, released the results of their latest “Ask The Pros!” survey on July 30th.   


The survey looked at buyer inquiry outcomes as reported by advertising agents on the AtHome portal, focusing on what clients ranked highest in terms of desired property facilities. 


The report was split into two categories; buyers looking for condos and others looking for single-family homes. 


Percentages below refer to which facility agents heard most often from buyers. 


Top Facilities for Japan Condominiums


Parking Spaces (Including Nearby Options) – 31.0% 

Parking is the most sought-after feature for condominium buyers, with 31.0% of respondents indicating its importance.  


The demand for parking, including nearby monthly rental spaces and coin-operated options, has surged as more buyers own multiple vehicles.  


Agents noted that the need for additional parking solutions near condominiums is increasing to accommodate this trend. 


Elevators – 24.7% 

Elevators are a top priority for many condominium buyers, especially senior citizens. The convenience and accessibility that elevators provide make them a crucial feature, with 24.7% of respondents prioritizing this amenity. 


Parcel Delivery Boxes – 18.7% 

With the continued rise of e-commerce, secure parcel delivery solutions have become essential.  


Parcel delivery boxes are particularly popular among dual-income households who frequently shop online, with 18.7% of respondents considering them a must-have feature. 


Additional Insights for Japanese Condo Buyers


  • Location and Orientation: Many buyers place significant importance on the orientation and location of the unit, often considering renovations to meet their specific needs.   

  • Bicycle Parking: There is a growing demand for parking spaces for electric bicycles. However, availability can be limited, making it crucial to verify in advance. 


Top Facilities for Japanese Single-Family Homes


Parking Spaces (Including Nearby Options) – 31.6% 

Parking spaces are also a top priority for single-family home buyers, with 31.6% of respondents emphasizing their importance.


The need for multiple parking spaces, including those for guests, is particularly high in regions where car travel is the primary mode of transportation.


Agents reported an increase in clients who own more than two cars and a growing need for guest parking spaces. 


Multiple Toilets – 12.8% 

Having more than one toilet is a highly desirable feature for single-family homes, with 12.8% of respondents ranking it as a priority.


This feature is especially important for larger households looking to avoid morning congestion. 


System Kitchens – 11.8% 

Efficient kitchens that reduce daily household chores are a significant draw for home buyers.


Features that enhance workflow and convenience in the kitchen are highly valued, with 11.8% of respondents prioritizing system kitchens. 


Additional Insights for Japanese Single-Family Homes Buyers


  • Garage Size: Ensuring the garage can accommodate the intended vehicles is crucial. Surprisingly, agents reported instances where buyers had to sell properties immediately after purchase because their vehicles did not fit in the garage. 


  • Renovation Costs: With the rising costs of materials and labor, agents advise to budget generously for renovations. 


  • Cost-Effective Customization: Buyers realize they can save money and achieve their desired home design by sourcing fixtures and fittings online rather than relying solely on manufacturers.
