On December 5th, dominant real estate information property portal AtHome released the results of its survey, “Ask the Pros: What to Check for Your First Solo Apartment”.
The survey targeted AtHome client agencies that have worked with first-time renters of leasing properties, gathering 494 valid responses through an online questionnaire.
Top Priorities for Apartment Viewings
When asked about key factors to check during apartment viewings, “good natural light” topped the list at 38.1%.

Comments from real estate professionals highlighted its importance:
“Many people struggle with humidity, so properties with good sunlight and ventilation are recommended.”
“A dark room can negatively impact the mood.”
The second most critical factor was “mobile phone signal strength” (34.0%), followed by “cleanliness of bathroom and washing machine areas” (30.6%).
Preparation Before Visiting a Real Estate Agency
The survey also revealed the top three preparatory steps first-time renters should take before meeting with an agent:
Set a rent budget (74.7%)
Decide on a move-in timeline (65.6%)
Determine non-negotiable conditions and amenities (63.8%)
Real estate agents emphasized the importance of planning:
“Monthly payments include utility costs, so budgeting is essential.”
“The properties we can recommend often depend on the desired move-in date.”
“Without clear preferences, you may get overwhelmed by options and struggle to make a decision.”
Common Misunderstandings Among Renters
Nearly half (47.6%) of agents reported encountering renters with misconceptions about renting.
Some examples included:
Believing shared outdoor water faucets or electrical outlets could be used freely.
Assuming real estate agents would handle utility setup.
Thinking rent only needs to be paid for the days spent in the unit.
