On October 30th, Nippon Steel Kowa Real Estate, Kansai Electric Power Real Estate, Kyushu Railway, Keikyu Corporation, and Chuo-Nihon Land and Building unveiled the guest salon of their jointly developed high-rise condominium, Livio Tower Shinagawa, located in Tokyo’s Minato Ward.

This 815-unit project marks the first high-rise condominium in the Shinagawa Station area in 15 years.
With the massive scale and ongoing redevelopment efforts around Shinagawa, pre-registrations from the website have already exceeded 14,000.
Preliminary information sessions will start on November 2, with the first phase of sales set for March 2025.
Livio Tower Shinagawa Project Highlights
Located a 13-minute walk from JR Shinagawa Station, Livio Tower Shinagawa will stand as the first high-rise condominium with over 30 floors in the area in more than a decade.

The 34-story reinforced concrete structure will feature an earthquake-resistant design and adhere to ZEH-M Oriented energy-saving standards.
Drawing inspiration from its waterfront location, the exterior and shared spaces will reflect nautical themes, including a ship-inspired entrance.

Leveraging the project’s scale, residents will enjoy extensive facilities, including a fitness room, golf range, sky lounge, guest rooms, and a work lounge, as well as an exclusive shuttle bus connecting to Shinagawa Station.
Livio Tower Shinagawa Condo Layout and Features
The available floor plans range from 1-bedroom (1LDK) to 3-bedroom (3LDK) units, with floor areas spanning approximately 42 to 130 square meters.
The layout makeup for the building includes 20 percent 1LDK units, and 40 percent each for 2LDK and 3LDK units.
Ceiling heights vary from 2,600 to 2,700 mm, with premium units reaching 2,900 mm.
Notable features include hands-free locks, in-unit disposers, dishwashers, mist saunas, cassette air conditioners, and floor heating, with some units offering customizations.
Strong Interest and Demographics
Since launching the registration website on February 22, Livio Tower Shinagawa has recorded about 14,000 entries.

Approximately 40 percent of registrants reside in nearby Minato, Chuo, and Shinagawa wards, while less than 10 percent are from outside the region; there are also 100 overseas registrants.
The primary age demographic is individuals in their 30s, with double-income couples (DINKs) and families making up the majority.
Notably, 80 percent of registrants are considering purchasing for personal use.
Over 900 groups are expected to attend the preliminary information sessions in November.
Livio Tower Shinagawa Pricing
In the first sales phase in March 2025, pricing is expected to exceed 100 million yen for all units.
Projected prices include a south-facing 2LDK unit on the 7th floor at around 110 million yen, an east-facing 3LDK on the 15th floor at around 160 million yen, and an east-facing 3LDK on the 29th floor at around 230 million yen.
Compact units on lower floors will not be included in the initial sales phase.
Completion of the project is scheduled for early May 2026.
