Greater Tokyo average rents rise for fourth straight month says Kantei

On April 16th, Tokyo Kantei released its monthly report on rental price trends for condominium units in Japan’s three major metropolitan areas as of March 2025.
The data reflects asking rents for condominiums offered for lease, converted to an average rent-per-square-meter basis.
Data presented are averages and do not guarantee rent levels of any kind. Real estate is a hyper-local venture so always consult with a licensed property manager for your property specific needs.
The average condo rent in the Greater Tokyo Area (GTA) rose for the fourth consecutive month, reaching ¥3,714 per square meter in March - up 2.0% Month-on-Month (MoM), or compared to the previous month.
Broken down by prefecture:

March marks the first time since April 2024 that all four prefectures saw MoM increases.

In Tokyo, the rise was driven by a younger average building age among listed units, continuing a four-month upward trend.
Kanagawa also posted its first increase in two months, due to similar conditions.
Saitama and Chiba saw steady gains as well, buoyed by seasonal demand.
