Aman Residences Niseko takes a wellness-led approach to branded residences

Aman Niseko is scheduled to open in 2030 with 31 private residences and a 30-suite resort on Mount Moiwa, adding a new branded-residence option to Hokkaido’s international ski property market.


The residences are planned as freestanding, two-story homes rather than units in a condominium building. Aman says they will have one to three bedrooms, loft-style mezzanine space, terraces and dedicated ski rooms, with customization available for individual owners.

Each home is also planned with indoor and outdoor private onsen, connecting the residential offering to a broader resort concept built around wellness and year-round mountain use.


The 2030 opening year is the date Aman currently publishes for the project. Earlier dates remain visible in older reports, including the original 2023 target announced when the development was unveiled in 2019, but they no longer reflect Aman's stated timetable.


A different residential model for Niseko


Aman Niseko is planned for the slopes of Mount Moiwa in Niseko Town, separate from the four resort areas that make up Niseko United: Hanazono, Grand Hirafu, Niseko Village and Annupuri.


That location gives the development a different proposition from much of Niseko's existing branded residential stock.


Instead of placing privately owned units within a large condominium or hotel building, Aman plans 31 detached homes alongside the resort. The model combines the privacy and space of a mountain house with access to hotel services and shared facilities.

For those looking at Niseko property as a second home, that combination could address one of the practical differences between owning a detached house and a managed resort residence: maintaining and managing the property while living overseas.


The exact services available to owners will depend on the final ownership and management agreements, which Aman has not published in detail.


Private onsen anchor the residential concept


Private hot springs are one of the clearest distinctions in Aman's plans.


Both indoor and outdoor onsen are planned for every residence, while the resort's spa and wellness center will have its own hot-spring facilities.

The resort is designed by Kerry Hill Architects, the studio responsible for Aman's other Japanese resorts. Aman says the contemporary architecture will also incorporate references to traditional Ainu design motifs.


The hotel component will contain 30 suites in a separate pavilion, all with mountain views. A main pavilion is planned with two restaurants, private dining, a bar, whisky and cigar lounge, library, gallery, ski retail area and ski lockers.


Aman describes Niseko as its fourth resort in Japan, following Aman Tokyo, Amanemu in Mie Prefecture and Aman Kyoto.


Aman is targeting more than the winter ski market


The project is also being positioned as a year-round destination rather than a residence collection built solely around skiing.


Aman's plans include a destination wellness retreat, with indoor and outdoor onsen alongside saunas, pools and other spa facilities. Outdoor activities promoted for the warmer months include hiking, mountain biking and river rafting.


That is significant for residential use because Niseko's international property market has historically been closely associated with its winter season.


A resort that gives owners reasons to return outside the ski months could broaden how a second home is used, although the development's eventual occupancy and demand cannot be assessed before it opens.


Moiwa already operates as a ski area, but it is distinct from the better-known Niseko United resorts. Chartered Group, which is involved in the wider Moiwa development, describes Aman Niseko as part of a master plan intended to develop the area as a year-round alpine destination.


Residence prices remain undisclosed


Aman does not publish asking prices for the Niseko residences on its public website and instead directs prospective purchasers to sales associates.


That means there is no verified public starting price for the development.


Other important purchase terms also remain unavailable in the reviewed public material, including the precise ownership structure, management fees, rental arrangements and any restrictions on owner use.


Those details will matter when comparing Aman Niseko with other branded residential projects in the area.


One relevant comparison is ONE HANAZONO VILLAS, where 13 detached homes with four to six bedrooms are planned with services connected to Park Hyatt Niseko Hanazono.


Aman is pursuing a different format: a larger collection of 31 homes with smaller one- to three-bedroom configurations, private hot springs and a resort concept centered on wellness at Mount Moiwa.


For prospective buyers, the distinction is more substantial than branding. Location within the wider Niseko market, bedroom requirements, access to a preferred ski area, management arrangements and the role of resort facilities can all change how a mountain property functions as a second home.


Aman Niseko's planned 2030 opening would add another model to that market: a limited collection of detached residences where private onsen, hotel services and year-round wellness facilities form part of the ownership proposition.
