Alpico launches real estate subsidiary to drive Nagano resort growth

The Nikkei Shimbun reported on June 2nd that Alpico Holdings is centralizing its real estate strategy by launching a new, wholly owned subsidiary to oversee group-wide property development and asset management.
The new entity, Alpico Asset Design, is set to be established on June 15, 2026.
Headquartered in Matsumoto, Nagano Prefecture, this subsidiary will serve as the strategic command center to optimize and maximize the value of the group's real estate portfolio.
Alpico: A Diversified Regional Powerhouse

Why Internal Consolidation is Needed
The creation of Alpico Asset Design directly solves a long-standing corporate bottleneck: organizational siloing.
Until now, individual Alpico subsidiaries operating supermarkets, commercial properties, and hotels maintained their own separate, fragmented real estate repair and maintenance teams.
Even food-related services, such as restaurant operations at expressway service areas, were handled separately.
By consolidating these different teams under a single, unified banner, the group aims to:

The vision centers on sustainable regional revitalization, specifically aiming to capture international inbound tourism by directly linking Alpico's transport networks with localized real estate development.
The Blueprint in Action: Alpico in Hakuba
The clearest manifestation of this 2035 vision is the upcoming Hakuba Village Hokujo Project.
Scheduled to open during fiscal 2028, this project transforms a 36,000-square-meter site in one of Japan's premier ski hubs into a sprawling, mixed-use gateway complex.
Rather than building a standard transit facility, Alpico is integrating a bus terminal with commercial retail spaces, lodging, and visitor service functions.
As Alpico Holdings Managing Director Atsushi Ito explained to the Nikkei Shimbun, the strategy was born out of economic necessity and local crowd management. "The starting point was the need to address the current situation in which inbound visitors are overflowing onto the streets. When we ran the numbers, it was difficult to generate sufficient earnings from a bus terminal alone. To reliably capture demand, we needed to strengthen profitability by adding functions such as food and beverage and lodging."
This integrated strategy is heavily backed by the group's shifting financial foundations.
In the fiscal year ended March 2026, Alpico’s transportation segment generated an operating profit of ¥2 billion, surpassing the retail business's profit (¥1.7 billion) for the very first time.
This surge was primarily driven by international winter inbound demand to Hakuba, which counterbalances the seasonal winter closure of Alpico’s green-season destination, Kamikochi.
By weaving transit and real estate together in Hakuba, Alpico is attempting to pioneer a stable, year-round revenue stream in the Nagano area.
