Tsukiji market area redevelopment set for phased opening from 2026 to 2040s

Tsukiji Machizukuri, led by Mitsui Fudosan, along with Toyota Real Estate and the Yomiuri Shimbun Group, released the basic outline for redeveloping the former Tsukiji Market site in central Tokyo on August 22nd.
Covering about 190,000 square meters, the project will deliver nine buildings totaling 1.26 million square meters, including a multi-purpose stadium, life sciences hub, MICE and hotel facilities, and a water transport and theater complex.
The estimated cost is ¥900 billion, with phased openings from the early 2030s.

The concept, “ONE PARK × ONE TOWN,” combines large green and waterfront spaces with cultural, culinary, and business functions. Plans include an indoor venue for 50,000 people, a food hall linked to Tsukiji’s outer market, innovation facilities, and expanded boat transport to revive Tokyo as a “water metropolis.”

The design draws on the fan shape of the historic market and integrates land, sea, and air mobility, including subways, buses, water transport, flying vehicles, and a helipad.
Temporary facilities will open in 2026 - 2027, followed by the water transport/theater hall in FY 2029 (FY 2029 will be until March of 2030), with full development rolled out in phases through the 2040s.
