Tokyo leads gains as new single family home prices climb in most regions

On December 8th, Tokyo Kantei released its November 2025 survey of average prices for newly built, wood-frame single-family homes in major metropolitan areas.
The analysis covers freehold properties with land areas between 100 and 300 square meters, located within a 30-minute walk or a 20-minute bus ride from the nearest station.

In the Greater Tokyo Area (GTA), the average price was ¥47.42 million, down 1.2% from the previous month. All percentages below are month-on-month average price changes.

Broken down by GTA prefecture, Tokyo rose 2.0% to ¥58.77 million, marking a second consecutive increase. Kanagawa fell 6.2% to ¥49.87 million, its first decline in four months. Chiba edged up 0.8% to ¥40.93 million, while Saitama dropped 2.8% to ¥39.40 million.
In the Kansai region, the average price climbed for a third straight month, rising 0.8% to ¥38.31 million. By Kansai prefecture, Osaka fell 3.9% to ¥39.94 million, logging a second monthly decline. Hyogo increased 1.4% to ¥39.11 million, while Kyoto rose 0.5% to ¥40.04 million, its first increase in three months.
In the Chubu region, including Nagoya, the average reached ¥35.63 million, up 2.0%. Aichi also posted a second consecutive rise, increasing 2.2% to ¥37.64 million.
Miyagi Prefecture rose 6.3% to ¥36.36 million. Fukuoka Prefecture continued to climb as well, up 2.4% to ¥37.43 million.
