Tokyo central 6 ward existing condo average price hits record high in April 2025

The average asking price for existing condominiums in Tokyo’s central 6 wards reached a record high in April 2025, according to a report released by real estate data firm Tokyo Kantei on May 22nd. 


Average Price in Tokyo’s 6 Central Wards Tops ¥160 Million


The average asking price in the central six wards - Chiyoda, Chuo, Minato, Shinjuku, Bunkyo, and Shibuya - rose 2.9% from March to ¥160.64 million per 70 square meters.


This marks the highest level ever recorded.

Year-on-year, prices in these core districts surged 38.6%, fueled by strong investment demand from wealthy domestic and international buyers.


Tokyo 23-Ward Average Approaches ¥100 Million


Across all 23 wards of Tokyo, the average asking price for family-type condominiums - units larger than 30 square meters and excluding office or retail properties - rose 3.0% from the previous month to ¥97.83 million.


Younger Properties Boost Central Tokyo Prices


“There’s been an increase in sales of newer properties, especially from owners thinking since the second half of 2024 that now is a good time to sell. This trend is lowering the average building age.” said Masayuki Takahashi, Senior Chief Researcher at Tokyo Kantei.


In the central 6 wards, the average building age dropped 3.5 years from the same month last year to 24.3 years.


Newer properties typically command higher prices, pushing the average upward.


Outer Wards Lag Behind as Price Growth Slows


In southern and western wards - Shinagawa, Meguro, Ota, Setagaya, Nakano, and Suginami - prices climbed 2.5% month-on-month to ¥83.59 million.


Northern and eastern wards - comprising 11 districts - saw a 1.6% increase to ¥63.48 million.


Although both regions are up around 20% from last year, their growth is only about half that of the central 6 wards.

 

Greater Tokyo Area Hits New Record at ¥55.35 Million


In the broader Greater Tokyo Area, which includes Kanagawa, Saitama, and Chiba prefectures, the average asking price rose 2.3% from March to a record ¥55.35 million.


  • Tokyo: ¥83.09 million (+2.6%)

  • Kanagawa: ¥38.83 million (+1.1%)

  • Saitama: ¥29.60 million (+0.1%)

  • Chiba: ¥27.70 million (+0.9%)
