Tokyo and Fukuoka lead rent rises across Japan in June 2025 says AtHome

On July 24, real estate property portal AtHome released their June 2025 report on average advertised rent trends for reinforced concrete (RC) condos and wood-frame apartments across major cities in Japan.
The report defines “rent” as the total monthly payment made by tenants, including base rent plus management and common service fees.
It covers 13 metropolitan areas: Tokyo’s 23 wards, Tokyo non-23 wards, the prefectures of Kanagawa, Saitama, Chiba and the cities of Sapporo, Sendai, Nagoya, Kyoto, Osaka, Kobe, Hiroshima, and Fukuoka.
Percentages shown are Year-on-Year changes (YoY); in other words, June 2025 percentage changes compared to June 2024.
The research and analysis were conducted by AtHome based on rental properties listed by subscribing agents.

RC Condominium Rental Averages for June 2025

Singles (under 30 sqm): Tokyo’s 23 wards recorded the sharpest year-on-year increase, with rents up 8.9% to an average of ¥101,623.
Couples (30–50 sqm): Also led by Tokyo’s 23 wards, with a 9.8% rise to ¥165,662.
Families (50–70 sqm): Fukuoka saw the largest jump, up 11.1% to ¥120,863.
Large families (over 70 sqm): Western Tokyo topped the list with a 7.8% increase to ¥192,642.
Across all size categories, rents rose year-on-year in six areas: Tokyo’s 23 wards, Tokyo non-23 wards, Kanagawa, Saitama, Chiba, and Fukuoka.
50 to 70 sqm Family-sized RC condo rents rose in 12 of the 13 areas, with Kobe as the sole exception.
Notably, Tokyo’s 23 wards, Sapporo, Sendai, Kyoto, Osaka, and Hiroshima reached their highest levels since January 2015.
Among single-person units, Tokyo’s 23 wards marked their 13th consecutive month at a record high, while Osaka extended its streak to 11 months.
Wood-Frame Apartment Rental Averages for June 2025

Singles: Fukuoka led with an 8.8% year-on-year increase to ¥45,943.
Couples: Tokyo’s 23 wards saw a 7.7% rise to ¥116,318.
Families: Again, Fukuoka posted the biggest gain, up 12.6% to ¥90,432.
Couple-sized average WF rents increased in 12 of the 13 areas, with Sendai being the exception.
Nine markets - including Tokyo’s 23 wards, Kanagawa, Saitama, Chiba, Nagoya, Kyoto, Osaka, Kobe, and Fukuoka - hit their highest overall levels since January 2015.
