Survey finds renters in Japan distrust apartments with cheap rent

On August 18th, real estate firm AlbaLink released the results of a public opinion survey titled “Concerns When Finding Rental Properties Priced Too Low.” The internet survey, conducted from July 26th to 27th, targeted 500 men and women nationwide, ranging from their teens to their fifties.

When respondents were asked how they felt upon discovering rental properties priced unusually low:


  • 85.6% said they suspected there must be an insurmountable issue with the property.

  • 10.2% said they felt skeptical but willing to learn more.

  • 8.0% thought it was fortunate or a lucky find. 


When asked what most concerned them about a too-cheap rental property, several factors were nearly tied:


  • 36.8% worried that the neighborhood environment might be poor.

  • 35.4% thought the building might be aging or deteriorated.

  • 35.2% suspected it might be an “accident property” (stigmatized due to past incidents, usually involving loss of life, either natural or man-made).


Respondents were also asked which conditions would deter them from moving into a property, even if the rent was very low. The top answers were:


  1. There was a fatal incident or accident there before - 59.8%

  2. Neighbor-related problems -41.0%

  3. Excessive noise -13.6%

  4. Old age of the building -13.2%

  5. Security concerns - 10.8%


The survey highlights that psychological concerns and quality-of-life issues weigh heavily on renters’ decisions, often more than the financial appeal of cheap rent.
