September 2025 residential rents rise across major Japanese metro areas

On October 27, real estate property portal At Home released their latest data on rental condo and wood-frame apartment listings across Japan’s major cities for September 2025.


The report is based on listings advertised on AtHome’s property portal and defines “rent” as the total monthly payment by tenants, including base rent plus management and common area fees.


The survey covers 13 areas: the Greater Tokyo Area (23 special wards, Tokyo non-23 wards, along with the prefectures of Kanagawa, Saitama, Chiba), as well as the cities of Sapporo, Sendai, Nagoya, Kyoto, Osaka, Kobe, Hiroshima, and Fukuoka.

Key Findings for Rental Reinforced Concrete Condos

  • Single units (≤30 m²): Fukuoka recorded the highest year-on-year increase at 10.7%, with an average rent of ¥58,874.

  • Couple units (30–50 m²): Tokyo’s 23 wards led with an 11.7% rise, averaging ¥170,337.

  • Family units (50–70 m²): Fukuoka again topped the list with a 13.6% increase, averaging ¥126,259.

  • Large family units (≥70 m²): Tokyo 23 wards saw a 9.1% rise, averaging ¥392,976.


Across all condo sizes, six areas - Tokyo 23 wards, Tokyo suburbs, Saitama, Chiba, Sapporo, and Fukuoka - recorded rents higher than the same month last year.


Family-sized units exceeded the previous September’s rent in all 13 areas, with Tokyo 23 wards, Tokyo non-23 wards, Chiba, Osaka, and Hiroshima reaching their highest levels since January 2015.


For singles, Tokyo 23 wards marked a record high for 16 consecutive months, while Osaka did so for 14 months; Tokyo 23 wards achieved record rents across all size categories for the third consecutive month.

  • Single units: Fukuoka led with a 10.0% increase to ¥46,830.

  • Couple units: Tokyo 23 wards posted a 10.0% rise, averaging ¥118,509.

  • Family units: Fukuoka again topped with an 11.3% increase to ¥93,127.


Family-sized apartment rents rose year-on-year in all 13 areas, with Tokyo non-23 wards, Sapporo, Nagoya, and Osaka recording their highest rents since January 2015.
