On October 24th, Nomura Real Estate and Nomura Real Estate Wellness announced the groundbreaking of "OUKAS Komaba-Todaimae," the ninth installment in their OUKAS series of health-focused rental senior residences.
Located in Tokyo’s Meguro Ward, the new facility will feature 75 units.
Situated two-minutes on foot from Komaba-Todaimae Station on the Keio Inokashira Line, the property spans approximately 2,810 square meters.

The building will be a five-story, reinforced concrete structure with a total floor area of about 7,484 square meters.
The central entrance hall, designed as a five-story atrium with a skylight, will be a focal point, with plans to add a rooftop garden on the uppermost floor.
Residents will have access to a range of communal amenities, including a library, theater room, fitness studio, and hobby rooms.
The facility will also incorporate a general clinic, in-home nursing care services, and a café, open to the wider community.
In a nod to sustainability, the property has achieved a five-star "BELS Certification" for environmental performance.
BELS (Building-Housing Energy-efficiency Labeling System) is one of the third-party certification systems based on the "Guidelines for Energy Efficiency Labeling of Buildings (Guidelines for Labeling Energy Consumption Performance of Buildings)" established by Japan's Ministry of Land, Infrastructure, Transport and Tourism.

For the first time in the OUKAS series, a full-service restaurant will be introduced, featuring an open kitchen and menus overseen by professional chefs.
Additionally, select units will allow pets, another first for the series.
The residence will offer regular health seminars and events, and a 24-hour consultation service with on-call doctors. Partnerships with local medical providers will provide a comprehensive range of services from preventative care to emergency support.
All units will feature entryway alcoves along interior corridors, with floor plans ranging from studio to two-bedroom configurations.
Unit sizes will vary from 41 to 118 square meters, averaging approximately 60 square meters, the largest in the OUKAS series to date.
The grand opening is slated for autumn 2027.
