Real estate information service AtHome released their December 2024 report on average rental price trends across Japan’s major urban areas.
AtHome is a Japan property portal dominant in advertising rental properties. The data below is reflective of advertised rents listed on the portal, not contracted rents.
The report defines “rent” as the total monthly costs for renters, including base rent and management or maintenance fees.
The study covers 13 key urban areas, including the Greater Tokyo Area (GTA), broken down into sub-regions as follows: Tokyo’s 23 ward, Tokyo non-23 ward, Kanagawa prefecture, Saitama prefecture, and Chiba prefecture, as well as the cities of Sapporo, Sendai, Nagoya, Kyoto, Osaka, Kobe, Hiroshima, and Fukuoka.
The properties measured are separated into two main categories: reinforced concrete (RC) condo rents and wood-frame (WF) apartment rents, each broken down further into sub-categories based on unit sizes.
All rents listed below are average rents for the region and property type measured and do not offer a rent-level guarantee of any kind. Real estate is a hyper-local venture so make sure to consult with a licensed realtor for your property specific needs.
December 2024 Reinforced Concrete Japan Nationwide Average Rents

The December 2024 report highlights widespread RC rent increases, with the Tokyo 23 ward region setting record-high rent levels for the 25th straight month.
By RC unit size, the highest year-on-year (YoY) rent increases were recorded in:
Single-occupant units (under 30 sqm): Tokyo’s 23 ward, up 5.2% YoY to ¥96,163
Couple-sized units (30–50 sqm): Tokyo’s 23 ward, up 8.5% YoY to ¥156,831
Family-sized units (50–70 sqm): Fukuoka, up 11.6% YoY to ¥118,711
Larger family units (over 70 sqm): Osaka, up 13.4% YoY to ¥271,248
Eight regions—Tokyo non-23 ward, Kanagawa, Saitama, Chiba, Sapporo, Kyoto, Osaka, and Fukuoka—saw rent increases across all unit sizes.
In the couple-sized segment, 11 of the 13 surveyed areas recorded YoY growth, with seven (Tokyo 23 ward, Kanagawa, Chiba, Sapporo, Kyoto, Osaka, and Fukuoka) reaching their highest average rent levels since January 2015.

Among WF rental listings, the highest rent increases by unit size were:
Single-occupant units (under 30 sqm): Kyoto city, up 5.5% YoY to ¥52,324
Couple-sized units (30–50 sqm): Kobe city, up 6.6% YoY to ¥70,558
Family-sized units (50–70 sqm): Kyoto city, up 13.8% YoY to ¥110,681
Due to lack of 70-plus square meter WF rental inventory, this category was not measured at all.
Family-sized average rents increased in 12 of 13 surveyed regions, with only Sendai city seeing no YoY change from November 2024.
Nine regions - Tokyo 23 ward, Tokyo non-23 ward, Kanagawa and Chiba prefectures along with the cities of Sapporo, Kyoto, Osaka, Kobe, and Fukuoka - recorded their highest WF rental prices since January 2015.
