Mori Building completes Azabudai Hills project with opening of Residence B

Mori Building announced on October 29th that its large-scale urban development project Azabudai Hills in Minato-ku, Tokyo, has reached completion as its second residential tower, “Residence B,” opens along with the opening of major pedestrian and road connections.

The Azabudai Hills site has been developed under the designation “Toranomon Azabudai District Type 1 Urban Redevelopment Project,” covering an 8.1-hectare zone.


Earlier phases included the opening of the “Mori JP Tower,” “Residence A,” an Aman-brand hotel and residences, gallery and museum spaces, and commercial facilities in November 2023.


Following those openings, further additions such as a large-scale food market were added - and with the completion of Residence B and infrastructure elements, the entire district is now considered complete.


Residence B is a reinforced-concrete tower standing 64 floors above ground and reaching a height of 270 metres. The total floor area is approximately 185,300 square metres.


  • Floors 2 to 5 house “S-Office,” a 4,500 square-metre workplace facility comprising 64 small-scale office units (each 9 to 32 tsubo) and tenant lounge spaces.


  • From the 6th floor upward are the residential units, ranging from studio-type to four-bedroom apartments, alongside shared amenities such as lounges, study rooms, a theatre room, and a gym.


  • Floors 13 to 18 are designed as serviced apartments for short-stay occupants.


  • Additionally, seven retail tenancies were newly created on the 2nd floor and Basement 1.


With Residence B’s completion, a previously unopened 100-metre section of the underground pedestrian walkway “Central Walk” connecting the Tokyo Metro Hibiya Line’s Kamiyacho Station and the Namboku Line’s Roppongi-Itchome Station has now opened.


The full length of the tunnel is about 700 metres, and the newly opened segment is 100 metres. It is open 24 hours and will serve as a shelter for people unable to return home during disasters.


With this, the Azabudai Hills site can now offer approximately 6,000 square metres of shelter space with capacity for about 3,600 people.


The new vehicular road “Yahata-dori,” which links Sakurada-dori with Azabu-dori and bisects the site east to west has opened. The full length is approximately 500 metres, and the newly opened section is 170 metres. These improvements to east–west access and the pedestrian network are intended to boost circulation and vibrancy in the district.


With the full completion of the facility, the Azabudai Hills complex now has a total floor area of approximately 861,700 square metres, office space of about 214,500 square metres, and 1,400 residential units - putting it on scale with the well-known Roppongi Hills district.
