Japan residential rental average continues to rise in November 2025 says AtHome

Average asking rents for rental housing rise year on year in November across multiple major urban areas, according to an AtHome survey of Japan’s rental market.


AtHome is a dominant Japan-based property portal strong in residential leasing listings.  Subscribing agents upload their listings to AtHome and data presented below is an averaged aggregate of advertised rents.


In nine of the thirteen surveyed metro areas across Japan, rents increase across all floor-area categories for both rental reinforced concrete condominiums and rental wood-frame apartments.


The survey covers 13 major urban markets nationwide and analyzes average asking rents, including common service charges.


Rental Reinforced Concrete Condominiums

For rental condominiums with floor areas of up to 30 square meters, Fukuoka City records the largest year-on-year increase, with an average rent of ¥61,086, up 14.1 percent.


In the 30 to 50 square meter category, Tokyo’s 23 wards show an increase of 12.0 percent, with an average rent of ¥172,890.


Units measuring 50 to 70 square meters record the largest increase in Fukuoka City, rising 11.0 percent to an average of ¥129,611.


For units exceeding 70 square meters, Sendai City posts an increase of 11.1 percent, with an average rent of ¥142,252.


In the Greater Tokyo Area and cities of Nagoya, Kyoto, Kobe, and Fukuoka, average rents for rental condominiums rose year-on-year across all floor-area categories.


In Tokyo’s 23 wards, average rents for single-occupant units continue to rise, marking 18 consecutive months of year-on-year increases.


Osaka City records 16 consecutive months of increases in the same category. In Tokyo’s 23 wards, average asking rents reach record highs across all floor-area categories for the fifth consecutive month, with family-sized units exceeding an average rent of ¥250,000.

Average rents for rental apartments also increased year on year.


In the single-occupant category, Fukuoka City records an increase of 9.1 percent, with an average rent of ¥47,113. For units suitable for couples, Tokyo’s 23 wards post a 10.4 percent increase to an average of ¥120,090.


In the family-sized category, Sendai City records the largest increase at 12.8 percent, with an average rent of ¥81,832.


Across all surveyed areas, average rents for rental apartments suitable for couples and families rise year on year.


In Tokyo’s 23 wards, average asking rents reach record highs across all floor-area categories for the second consecutive month.
