Japan income earning properties hit twelve-year price high in November 2025 says Kenbiya

Kenbiya Incorporated, operator of the real estate investment platforms Kenbiya and LIFULL HOME’S Real Estate Investment, released its November 2025 edition of their Income-Producing Property Market Trends Monthly Report on December 4th.
Kenbiya focuses primarily on income earning properties in residential property spaces. The monthly report analyzes data submitted to Kenbiya for three categories of residential investment properties nationwide - strata-title condos, wood-frame apartment buildings, and RC multifamily whole buildings - tracking gross yields and listing prices as advertised on Kenbiya to present insights into latest market trends.
According to Kenbiya data, average prices in all three property cateogories measured hit 12-year highs.

Strata-Title Condos
The national average price surged 10.57% month-on-month, marking a double-digit jump. Prices climbed sharply in both Kansai (+12.31%) and the Greater Tokyo Area (+9.10%), while some regions such as Tokai (-23.54%) recorded steep declines.
Wood-Frame Apartment Buildings
The national averages for both prices and yields were flat month-on-month. Year-on-year, Shinshu–Hokuriku saw the steepest drop in yields at -1.79 points, the largest decline among all regions.
RC Multifamily Whole Buildings
The national average price rose 4.00% month-on-month, a significant increase. Strong gains were seen not only in the Greater Tokyo Area (+6.18%) but also in Shinshu–Hokuriku, Tokai, and Chugoku–Shikoku, among others.
